Skills demand for Valuer

Before anything else, it is worth knowing where this occupation sits in the labour market. Demand drives which visa pathways are realistic and how a state is likely to view a nomination.

Jobs and Skills Australia does not record a shortage for this occupation at present. A skilled pathway remains open, but the case will rest on your individual claims rather than on the labour market doing any of the work for you.

Visa pathways for Valuer

The occupation lists decide the pathway. Each list maps to a different group of visa subclasses, so the first question is always which list — or lists — this occupation appears on.

This occupation appears on the Medium and Long-term Strategic Skills List, which is the list that opens the independent and state-nominated skilled visas as well as the regional pathway.

This occupation appears on the Core Skills Occupation List, which is the list used for the Skills in Demand visa's Core Skills stream.

Every skilled application turns on the skills assessment. An independent authority — not the Department — decides whether your qualifications and experience genuinely correspond to the occupation you are nominating, and there is no way around it.

Fees are set by the authority, not by the Department. The pathways below come from the authority's own published schedule and are reconciled against it. Always confirm the current charge directly with the authority before lodging.

Points Scoring Strategy for Valuers

For 482/186, points are less critical, but stronger English, more work experience, and Australian qualifications (if obtained) improve your competitiveness with employers. Obtain Competent or Superior English on the IELTS, TOEFL, or PTE before applying to strengthen your employer appeal and reduce visa delays.

State Nomination for Valuers

Queensland, NSW, and Western Australia actively nominate valuers under state sponsorship programs (190 Skilled Nominated or 491 Regional visas). Regional areas in Queensland and NSW, particularly the Sunshine Coast, Gold Coast, regional NSW, and emerging markets, have consistent demand and offer state nomination pathways. These nominations add 5 points to your skilled visa application (190) or allow you to access regional visa streams (491) with lower points thresholds.

State nomination is not required for 482 or 186 visas, but it strengthens your application and demonstrates genuine commitment to working in that region. Many valuers use state nomination as a pathway to permanent residence before later moving to capital cities if desired.

  1. Obtain skills assessment from VETASSESS: Gather your qualifications (degree, postgraduate credentials), work references, and proof of experience.
  2. Secure English language evidence: Take IELTS, TOEFL, or PTE and aim for Competent or Superior English. Scores are valid for 3 years and required for visa applications.
  3. Build your work experience portfolio: Document 3–5+ years of relevant valuation work with detailed employer references, payslips, and contracts. Overseas experience is valued on 482/186 visas.
  4. Source an employer sponsor: Apply for valuer roles with Australian employers and secure a job offer. Once offered, request they lodge nomination forms for 482 or 186 sponsorship. This is the critical step—employers must meet the visa sponsorship requirements (financial capacity, compliance history).
  5. Employer lodges visa sponsorship: Your employer sponsors you under 482 (temporary) or 186 (permanent). They lodge nomination paperwork with the Department of Home Affairs.
  6. Complete character and health requirements: Undergo health assessment (medical and chest X-ray) with a panel doctor and provide police certificates from all countries where you've lived for 12+ months.
  7. Lodge your visa application: Once employer sponsorship is approved, lodge your personal visa application with evidence of skills assessment, English, health, character, and financial capacity.
  8. Receive visa grant: See current processing times for the subclass 186 visa.
Practitioner Note
The single most common reason a skilled application fails is that the occupation was chosen to fit the applicant rather than the evidence. Get the ANZSCO code right first, and make sure your employment references actually describe the duties that code requires — not the job title.

Frequently Asked Questions

Do I need a skills assessment for this occupation?
Yes. A positive skills assessment from the relevant assessing authority is a requirement for the skilled visas, and it must be for the occupation you are nominating. An assessment for a related but different occupation will not carry over.
Does meeting the minimum points score mean I will be invited?
No. The minimum allows you to lodge an Expression of Interest. Invitations are issued in rank order from the highest scores down, so the score that actually secures an invitation depends on who else is in the pool for your occupation.
Can a state nominate me for this occupation?
That depends entirely on the state. Each maintains its own list and its own requirements, both of which change regularly, so the answer today may not be the answer next quarter. Work from the nominating body's own page.
